Pet Rules Reminder

It is the obligation that each Homeowner in our Community is adhering to the Declaration of Covenants, Conditions and Restrictions (DCC&R’s), set forth in the Bear Creek Ranch Documents. It has been brought to our attention the need to remind the community of the Pet Rules and Regulations as stated in Exhibit C (Initial Rules) (B)

Disturbance. Pets must be kept in a manner that does not disturb the peaceful enjoyment of Residents of other Lots. ... Pets must always be kept on a leash when outside the Residence or confines of a fenced yard.

Pet waste disposal. All Owners and Residents are responsible for the removal of their pet's waste from the Property. Unless the Rules provide otherwise. A Resident must prevent their pet from relieving itself on the Common. Area, the Area of Common Responsibility, or the Lot of another Owner.

IF ANY ANIMAL OR PET IS A NUISANCE IN THE SUBDIVISION. HOMEOWNERS ARE ENCOURAGED TO CONTACT THEIR LOCAL ANIMAL CONTROL AUTHORITY FOR ASSISTANCE

Note: The Board of Directors may issue a violation and levy a fine against a unit and its owner each time the rules and regulations are not followed.
